House Sitting Cancellation Policy
A 50% Deposit is required to confirm your reservation at the time of booking.
The remaining balance is due by the first day of your reservation.
The 50% Deposit is Non-Refundable if you cancel within 14 days of the reservation start date (cancellation window) or if your reservation includes any Holiday as defined on the Hotel K House Sitting web page.
No cancellation fee will be incurred if the reservation is cancelled at least 15 Days prior to the reservation start date (this excludes reservations that include a holiday).
Once the reservation starts, there are no refunds if you arrive home early.
Cancellation Policy for Cat Sitting Visits:

Cancellation Policy for Dog Walk Visits
You may cancel without incurring a charge if you do so at least 4 hours before the start of the visit window. If cancelling within 4 hours of the start of the visit window, the visit is charged at full price.
For "Drop-In Dog Sitting" while you are out of town, the "House Sitting Cancellation Policy" is in effect.
Important Disclosure
Hotel K, LLC utilizes the services of independent and insured Pet Sitters, who are independent contractors. Nothing contained in this Agreement is intended to create nor shall be construed as creating an employment relationship between the Pet Sitter and Hotel K, LLC. The Pet Sitter has sole responsibility, as an independent contractor, to manage the pet sitting as they see fit and within the guidelines agreed to in the reservation by both the Pet Sitter and the Client.
Additional Terms & Conditions
1. The Client gives full authorization to Hotel K to enter the Client’s property during the dates/times agreed on in this contract.
2. The Client will provide two sets of keys and/or codes to allow entry to the property. If in the event a Hotel K Pet Sitter loses or misplaces a key or code to the Client’s Property, the Client agrees to not hold the Pet Sitter responsible and the Client will waive any cost of replacing keys or rekeying the property unless gross negligence or willful misconduct on the part of Pet Sitter is proven.
3. Requests to change reservation start and/or end dates must be communicated to and agreed upon by the Pet Sitter. These requests will be granted based on Pet Sitter availability.
If the stay is shortened, during the cancellation window, days cancelled will be charged at 50% of the agreed upon daily rate.
4. Client must contact the Pet Sitter PROMPTLY upon returning home and send a message via the Time To Pet app/portal to avoid incurring additional Pet Sitting charges.
5. Client will inform their Veterinarian that a Hotel K Pet Sitter Service will be caring for their pet(s) during the dates of the reservation. Client will secure means of payment for any veterinary expenses incurred during the reservation.
6. Client understands and agrees to disclose/update Time To Pet with all care instructions for all pets cared for during the reservation prior to the reservation. Client asserts that all pets are in good health and have not harmed or shown aggression or threatening behavior towards any person or any other pet(s).
7. Client understands and agrees that Hotel K Pet Sitters are not liable for any problems that develop during the reservation, provided reasonable care and precautions are followed.
8. Client understands and agrees that any problem that develops with their pet(s) will be treated as deemed best by the Pet Sitter, in their sole discretion, and the Client will assume full financial responsibility for any and all expenses involved. I authorize the Pet Sitter to obtain medical records and/or treatments for my pet(s) in the event of injury or illness from my Veterinarian or from the closest veterinary clinic/ hospital. By electronically agreeing to this document, the Client further directs the Veterinarian to provide such records upon request. Client also directs said Veterinarian to perform any needed emergency care for my pet(s) and ask that the Veterinarian bill me directly.
9. Pet Sitters are not veterinarians or medical professionals of any kind and will not advise the Client on medical issues. If there are questions, the Pet Sitter will assist the Client in obtaining answers through professional veterinarians only.
10. Hotel K reserves that right to refuse service to any Client with or without reason at any time.
11. Client agrees to allow Pet Sitters to photograph, videotape, record, and/or be used in any media or advertising without prior approval from me pet(s) during the reservation. All such photographs, ect are the property of Hotel K, LLC and the Pet Sitter. Any use of pictures, ect in media shall not incur any use or licensing fees paid to others by Hotel K, LLC and the Pet Sitter. If the Client wishes to not have photographs, videos, or recordings used in a public manner, the Client must contact the Hotel K, LLC office to make the request.
12. In the unlikely event of illness or personal emergency to the Pet Sitter, the Client will authorize the Pet Sitter to arrange for another Pet Sitter to fulfill responsibilities as set forth in this contract. The Client will be notified in such a case.
13. It is the Client’s responsibility to make sure all pets are current on vaccinations. Should the Pet Sitter be bitten or otherwise injured by a pet, the Client agrees to pay all medical costs and lost wages incurred by Pet Sitter due to such injury.
14. Client is responsible for any injury to the Pet Sitter or the general public which is caused by the pet.
15. Client is responsible for any damage to premises owned by the client or any third party which is caused by the pet. In addition, Pet Sitter shall not be held liable for damage done by pet to either the interior or exterior of home when Pet Sitter is not there.
16. In the event of inclement weather or natural disaster, the Pet Sitter will use their best judgment in caring for the Client’s pet(s) and home but cannot be held responsible for any damage to home or injury to pet arising from such.
17. If a problem arises (i.e. pipe rupture, flooding, earthquake, fire, break in, animal destroying fence etc.), Pet Sitter will make every effort to contact Client and follow their instructions. If Client cannot be reached or immediate action is necessary for the health, safety and welfare of the pet(s), Client authorizes any repairs deemed necessary by the Pet Sitter. Client agrees to reimburse Pet Sitter for all expenses incurred for repair of property and will hold Pet Sitter blameless for work done by others.
18. Client is to notify Pet Sitter of any persons with access to the Client’s property during the reservation. Pet Sitter cannot be held liable for damage done to the home and pet(s) by others with such access.
19. Client shall, at Client's sole expense, defend Pet Sitter against any claim or demand, whether or not well founded arising from any act(s) of the pet or relation to Client’s property. Client shall indemnify and hold Pet Sitter free and harmless from all costs, expenses and liabilities in connection with such claims or demands. These costs, expenses and liabilities include amounts paid in settlement before or after suit is commenced, attorney’s fees and costs incurred by Pet Sitter in defending against such claims or demands.
20. Pet Sitter will provide the services stated herein in a reliable, caring and trustworthy manner. In consideration of these services and as an express condition thereof, Client expressly waives and relinquishes any and all claims against Pet Sitter except those arising from gross negligence or willful misconduct on the part of Pet Sitter.
21. Should any section, provision or portion of the contract be held to be invalid, illegal, void or unenforceable, then such section, provision or portion shall be deleted from this contract. The remainder of this contract shall continue in full force and effect.
22. Any controversy or claim arising out of or in relation to this contract shall be brought to Small Claims Court before any other action is taken. If the matter cannot be resolved in Small Claims Court then the parties agree to binding Arbitration in accordance with the State where it was signed. The arbitration shall be based on the rules of the American Arbitration Association.
23. This contract shall be interpreted and governed by the laws of the State in which it is signed. Each party will perform its obligations in accordance with all the applicable laws, rules and regulations of said State.
24. No term or provision of this contract shall be waived and no breach excused verbally. To be effective, each waiver or excuse shall be in writing and signed by the party who waived or excused.
25. Each waiver or excuse shall be independent of all others. Therefore, if a term or provision is waived or breach is excused, that waiver or excuse shall not waive any other term or provision or excuse any other breach.
26. In no event will Pet Sitter be liable to Client for any damages, including, but not limited to any lost profits, lost savings or their incidental or consequential damages arising out of Client’s use of Pet Sitter services, nor will Pet Sitter be liable for any claim by any third party, unless gross negligence or willful misconduct is proven on the part of the Pet Sitter.
27. Pet Sitter reserves the right to terminate this contract at any time before or during its term if Pet Sitter, in their sole discretion, determines that Client’s pet(s) pose(s) a danger to the health and/or safety of Pet Sitter. If this occurs, Pet Sitter will notify the Client immediately of the problem and determine whether the Client will return or if pet(s) will need to be placed in a kennel with all charges to be charged to the Client.
28. Client understands they will provide all pet food, specific pet treats, medications, and everyday pet supplies for the whole entire length of the reservation. If Pet Sitter is required to supply pet food, medications and/or pet supplies, the cost of the pet food, medications and pet supplies plus $20.00/per shopping trip will be charged to the Client.
